Loan Amount: $100,000 – $2,500,000
Loan-to-Value (LTV): Up to 80%
Minimum DSCR: ≥ 0.75
Credit Score: FICO 680+
Eligible Properties: Single-Family (SFR), Condo, 2–4 Units, ADU
Prepayment Penalty: Optional 1–5 Year Term, Up to 5%
Short-Term Rentals Accepted: Airbnb / VRBO, etc.
Reserve Requirement: 3–9 Months PITIA
Large Property
DSCR Loan
Loan Amount: $350,000 – $3,000,000
LTV: Up to 70% for Purchase, Up to 60% for Cash-Out
Minimum DSCR: ≥ 1.00
Credit Score: FICO 700–720
Eligible Properties: 5–8 Unit Residential or Mixed-Use (Commercial Portion <49%)
Reserve Requirement: 6–12 Months PITIA
Investment Experience: Must have owned an investment property for at least 12 months within the past 36 months
